What We Do

Strategic Office Partners is a platform that will aggregate a diverse portfolio of single-tenant office assets in high-growth metropolitan areas in the United States. The platform will target high-quality assets with short to intermediate-term leases with the opportunity to extend or restructure leases or re-lease to reposition buildings for sale.

Acquisitions Will Target Assets With

The platform has the capacity to grow up to $1 billion in size over a three-year investment window.

In September 2016, the venture was seeded by the acquisition of six office assets, valued at $187.5 million, with a weighted average remaining lease term of 3.6 years at closing, weighted by square footage. At closing, the buildings totaled approximately 1 million square feet and are located in the Los Angeles MSA, San Francisco Bay Area, the San Diego MSA, Nashville and Minneapolis.

As of June 30, 2017, the venture held 10 properties totaling approximately 1.5 million square feet.

Peter M. Tubesing

Peter M.Tubesing

Mr. Tubesing is Managing Director of Gramercy Property Trust, Head of Gramercy Asset Management - Office. Additionally, he is Managing Partner of Strategic Office Partners. Prior to joining Gramercy in June 2006, Mr. Tubesing was an Investment Officer at Divcowest Properties, LLC. Mr. Tubesing received a Bachelor of Arts in History from Yale University.

Mr. Eiseman joined Gramercy in April 2008. Prior to April 2008, he was a Vice President of Asset Management and Managing Director of Leasing & Sales at American Financial Realty Trust. From 1998 to 2004, Mr. Eiseman was a Vice President of Leasing at Jones Lang LaSalle. Mr. Eiseman has a B.A. in Political Science from St. Louis University and a M.A. in Public Policy/Public Administration from St. Louis University.

Amanda L.Fuller

Amanda L. Fuller, CFA serves as Vice President of Strategic Office Partners. Previously, Ms. Fuller was Vice President of the net lease real estate group at Angelo, Gordon & Co. Prior to joining Angelo, Gordon, Ms. Fuller was an Associate on the investments team at W. P. Carey & Co. Ms. Fuller serves on the board of the Orange County Land Trust. Ms. Fuller received a B.S. in Finance and Accounting from New York University.

Andrew P. Schrichte

Andrew P.Schrichte

Mr. Schrichte joined Gramercy in 2017 and focuses on acquisitions with Strategic Office Partners. Prior to joining Gramercy, Mr. Schrichte worked in investment banking with Jefferies’ real estate group where he focused on M&A and capital markets. Mr. Schrichte is a Founding Member of the Lincoln Center Corporate Fund’s Junior Business Council. Mr. Schrichte graduated with a Bachelor of Science in Finance and Economics from Cornell University.
