Asset Management Capabilities

The primary mission of Gramercy's Asset Management team is to enhance value in the portfolio. Through experience in both its owned properties as well as strategic repositioning of its third party managed portfolio, the team is uniquely positioned to manage the growing scale of the portfolio. The team has an extensive nationwide network of sales, leasing and tenant representation brokers. Gramercy utilizes a proactive approach towards leasing/tenant relations, enforcement, dispositions, expansions and other value creation opportunities. More specifically, we aim to:

Minimize Downtime and Vacancy through tenant relationships, local market intelligence, and strict enforcement of leases.

Restructure Leases through blend and extends, early renewals, expansions/upgrades, and credit enhancements.

Proactively Manage Defaults by early identification, aggressive pursuit of alternatives, creative approach to workouts, bankruptcy expertise and a deep understanding of landlord rights.

Strategically Sell Assets where opportunistic and where market values exceed intrinsic value or to minimize credit and residual risk.

Development Practice

Gramercy actively invests in build-to-suit transactions and expansions of facilities in its owned portfolio. The Company operates a full construction and development management platform with expertise throughout the development process.

Since 2012, GPT has entered into a number of strategic partnerships with high quality private partners to acquire assets and portfolios and leverage our platform and expertise across a variety of asset classes. Recent partnerships include Gramercy Europe, Strategic Office Partners and the E-Commerce venture.

Nicholas L. Pell

Nicholas L.Pell

Nicholas L. Pell is the Chief Investment Officer at Gramercy Property Trust. Prior to joining Gramercy in July 2012, Mr. Pell was a Director in the Investment Department at W. P. Carey & Co. Prior to joining W.P. Carey, he was a Director of Business Development at Sony Pictures Entertainment. He serves on the board of the Newport Festivals Foundation. Mr. Pell received a B.A. in Economics from Duke University and an M.B.A. from Harvard Business School.

Britton T.Winterer

Mr. Winterer joined in October 2014 and serves as Head of Asset Management - Industrial, in addition to being responsible for Gramercy's Build-to-Suit business. Prior to joining Gramercy, Mr. Winterer served as a Director at RREEF. From 2000 to 2006, Mr. Winterer worked for Catellus Development, and its subsequent company, Prologis. Mr. Winterer graduated with a B.A. in Biology from Williams College and a M.S. in Civil Engineering from Stanford University.

Mr. Coffey joined Gramercy in July 2013 and is a Senior Vice President in the Investments Department, responsible for investments in the East & Southeast regions of the U.S. Prior to joining Gramercy, Mr. Coffey was an Investment Banking Associate in the Real Estate, Gaming & Lodging Group at Bank of America. Mr. Coffey graduated with a B.B.A. in Finance from The George Washington University and an M.B.A. & M.P.S. in Real Estate from Cornell University.

Mr. Brady joined Gramercy in May 2013 and is a Vice President in the Investments Department. Prior to joining Gramercy, Mr. Brady spent two years as an analyst at the Securities Industry and Financial Markets Association (SIFMA). Mr. Brady graduated with a B.A. in History from Yale University.

Ms. Cagley joined Gramercy in January 2013 and is a Vice President in the Investments Department. Prior to joining Gramercy, Ms. Cagley spent two years as a Financial Analyst at The JBG Companies. Ms. Cagley graduated with a B.A. in Markets & Management, Sociology, and Economics from Duke University.

Mr. Malfitano graduated with a B.A. in English from Villanova University.

Mr. McCarthy is an Investments Associate at Gramercy Property Trust. Prior to joining Gramercy in September 2014, Mr. McCarthy interned for Lazard in their Fixed Income Capital Markets Group. Mr. McCarthy received a B.A. in History from College of Charleston.

Prior to joining Gramercy in June 2006, Mr. Tubesing was an Investment Officer at Divcowest Properties, LLC. Mr. Tubesing received a Bachelor of Arts in History from Yale University.

Mr. Eiseman joined Gramercy in April 2008. Prior to April 2008, he was a Vice President of Asset Management and Managing Director of Leasing & Sales at American Financial Realty Trust. From 1998 to 2004, Mr. Eiseman was a Vice President of Leasing at Jones Lang LaSalle. Mr. Eiseman has a B.A. in Political Science from St. Louis University and a M.A. in Public Policy/Public Administration from St. Louis University.

Mr. Nelson joined Gramercy in April 2008 and serves as Vice President of Asset Management for the Central and Northeast regions. Prior to joining Gramercy, Mr. Nelson served as Portfolio Operations Manager for American Financial Realty Trust. Prior to American Financial, Mr. Nelson spent two years with Trammell Crow Company. Mr. Nelson graduated with a B.A. in Business Administration from Illinois State University.

Austin Reynolds

Mr. Reynolds joined Gramercy Property Trust in March 2016 and is a Senior Vice President in the Asset Management Department covering the western United States. Prior to joining, Mr. Reynolds was a Director at USAA Real Estate Company having lead over $4 billion in transaction activity in acquisitions, capital markets, asset management, and office development capital. Mr. Reynolds received a B.B.A. in Business Administration from Texas Tech University.

Mr. Wylie joined Gramercy in December 2015 and is a Senior Vice President in the Asset Management Department. Prior to joining Gramercy, Mr. Wylie was Vice President of Portfolio Management for seven years at Chambers Street Properties. Mr. Wylie graduated with a B.S. in Business Administration from The College of Charleston and an M.B.A. from The Citadel.
