Asset Management

The primary mission of Gramercy's Asset Management team is to enhance value in the portfolio. Through experience in both its owned properties as well as strategic repositioning of its third party managed portfolio, the team is uniquely positioned to manage the growing scale of the portfolio. The team has an extensive nationwide network of sales, leasing and tenant representation brokers. Gramercy utilizes a proactive approach towards leasing/tenant relations, enforcement, dispositions, expansions and other value creation opportunities. More specifically, we aim to:

  • Minimize Downtime and Vacancy through tenant relationships, local market intelligence, and strict enforcement of leases.
  • Restructure Leases through blend and extends, early renewals, expansions/upgrades, and credit enhancements.
  • Proactively Manage Defaults by early identification, aggressive pursuit of alternatives, creative approach to workouts, bankruptcy expertise and a deep understanding of landlord rights.
  • Strategically Sell Assets, where opportunistic and where market values exceed intrinsic value or to minimize credit and residual risk.
